The project was designed to fulfill the rising regional demand for customizable commercial space, contractor shop bays, and personal storage suites—delivering flexible, high-durability real estate engineered for long-term ownership.

2. OdeCo’s Approach & Execution

This project represents a true end-to-end family endeavor, taking raw agricultural land through site design, multi-phase construction, and complete commercial real estate brokerage:

• Site Development & Engineering: OdeCo collaborated directly with civil engineers to convert the raw farmland into build-ready commercial ground—handling civil grading, utility infrastructure, concrete slab pours, and site access.
• In-House Design: Designed three distinct commercial buildings configured for maximum interior flexibility. Units were built with 5 to 7 individual bays per building, designed so buyers could purchase single bays or combine adjacent units into expansive double-unit footprints.
• Phased Commercial Construction: Executed the buildout in three distinct phases—building each structure on time and managing structural framing, commercial overhead door installs, and exterior finishes.
• In-House Real Estate Brokerage: Paul Ode served as the real estate broker for the entire development, managing client negotiations, unit customizations, and successfully closing sales across all three phases.
